Stay out from under wet ceilings and away from power
Keep away from wet electrical equipment and unstable ceilings. Never use flame or a high-heat device on a frozen or damaged pipe.
Trace the release by level, not by guess
From a safe position, note the pipe or wall area, floors below, and any room where water has newly appeared. Avoid naming the pipe material unless markings are readable.
Start with the highest safe place where new water can be seen and then note every room or level below it. Water can follow framing and appear far from a split, so describe the route rather than naming the broken section. Record whether the release began when a tap opened, when heat returned, during a thaw, or while the building was otherwise quiet. If the property was vacant or water had been shut off, include when service was restored. Photograph visible pipe markings and nearby joints without scraping, bending, or clearing insulation. A dry patch after a valve is closed shows only that active supply may have changed. It does not rule out a second split or water held in a wall or ceiling. Mention any area that became newly wet after the first observation because that progression matters when access is planned.
Preserve the cold-weather or work history

A freeze history can change the inspection
Cold exposure is not limited to outdoor temperature. Open vents, a failed heating zone, a cabinet on an exterior wall, an unsealed penetration, or a closed-off room can leave one branch colder than the rest of the house. Write down indoor conditions, recent thermostat changes, power loss, open doors, and any section that froze before. Do not warm a suspect line with flame, a torch, a heat gun, or an unattended heater. Rapid heat can damage pipe and nearby material, and flow returning through a split can release water into a concealed space. A provider should identify the exposed run, choose a controlled thawing approach if appropriate, and inspect while pressure returns. Ask how adjacent fittings and branches will be checked, especially when more than one fixture lost flow during the same cold period.
Plan the restart before the opening is closed
Ask how the provider will isolate, test, and access the affected run. A patch, section replacement, and broader piping review are separate decisions.
A burst-pipe repair is incomplete if water is restored without observing the repaired run and the nearby exposed sections. Ask how the branch will be isolated, what portion will be replaced, and which joints will remain visible during testing. If the damaged pipe sits behind a finish, separate the plumbing access from removal of wet insulation, drying, and rebuilding. Discuss whether the building can use some fixtures while one branch remains off and how each unavailable fixture will be labeled. The provider should explain any recommendation to replace more than the visibly split section using actual condition or exposure evidence. Before finishes close, keep photographs of the repair, the test result, and the route of any new piping. For a project that alters piping rather than making a limited repair, confirm current permit and inspection requirements with the authority for the address.
Keep the event chronology separate from opinions about why the pipe failed. Record when water was first seen, which control changed it, and what the provider actually found. If damage is reported to an owner, manager, or insurer, those factual notes and repair photographs are more useful than an early assumption that freezing or recent work caused every wet area.
